THE GARCIA GROUP PROPOSAL FOR MANAGEMENT SERVICES AND FEES
A. The services to be provided for vacant properties include:
- Review the property and determine its rental value
- Advertise and market the property for rent or lease
- Meet and show property to potential tenants by licensed Agent
- Professionally screen all applicants in the order of submission
- Comply with federal, state and local Fair Housing rules and regulations
- Negotiate the Tenant’s rental documents and disclosures
B. The services to be provided for rented properties include:
- Re-negotiate new Tenant Agreements; assign the GG as Owner’s agent
- Monthly oversight of the property and its condition
- Manage and mitigate tenant issues and complaints
- Coordinate services, (i.e. maintenance, cleaning, landscaping, etc.)
- Collection of rents and deposits in Client Trust and Security Trust Accounts
- Payment of bills associated with the property and/or unit
- Monthly deposit of Owner’s funds to designated bank
- Monthly Owner’s detailed financial reports and account summary
- Post notices for late-payments /warnings /violations /maintenance /inspections
- Coordination of eviction proceedings with selected professional services*
- Provide updates on the Oregon Residential Tenant Landlord Act
- Annual property inspections and review the findings with the Owners
- Year-end detailed property/unit reports and 1099 tax filings
Our fee for A) is 1/2 month’s rent to fill a vacancy; for B) we charge 8% of the monthly rent. Multiple units may qualify for a flat fee option. Please call to discuss.
